How Much Does Home Staging Cost in the UK?

I know, not the most helpful answer when you’re trying to work out your budget.
But there isn’t really one set price for home staging. The cost depends on a number of things, including:

• The type of property
• The size of the house
• How many rooms need staging
• The quality and amount of furniture required
• The home staging company you use
• How long you need the furniture for
So, let’s make it a bit more useful.
How Much Does Home Staging Cost?
At Dressing Rooms Home Staging, our prices start from £1,995 + VAT.
For a typical three-bedroom house, you’re generally looking at around £2,500–£2,750 + VAT.
For this price, our standard three-bedroom staging package includes:
• Full furnishing of the entire property including;
• 3 Bedrooms
• Lounge
• Dining Area
• Kitchen
• All bathrooms
• Artwork, accessories and finishing touches
• 8 weeks furniture rental
• Professional photography
So, you’re getting everything you need to get your property looking its best and launch to market with a bang.
Why Does the Price Vary?
There isn’t a one-size-fits-all price because every property is different.
A two-bedroom terrace is going to need a very different amount of furniture to a five-bedroom detached house!
The location also makes a difference.
The distance our team and furniture have to travel, the logistics of getting furniture in and out and the length of time the property needs to be staged all have an impact on the overall price.
The quality of the staging matters too. You can find companies offering very cheap staging packages, but it’s worth asking yourself what you’re actually getting for the money.
If you’re spending £30,000 refurbishing a property and then filling it with furniture that makes it look cheap, you’ve missed the point.
The furniture and styling need to make the property look as good as the money you’ve already spent on the refurb.
What Does £2,500–£2,750 Actually Get You?
This is where I think it’s important to look beyond the headline figure.
Let’s say you’ve just finished refurbishing a three-bedroom property.
You’ve had the kitchen fitted. The bathroom has been upgraded. You’ve decorated throughout. You’ve chosen gorgeous new carpets. You’ve spent weeks dealing with tradesmen and very possibly gone over budget!
And now you’ve got an empty house.
You could put it straight on the market.
Or you could spend around £2,500 – £2,750 + VAT getting it fully furnished and professionally photographed before you launch.
That means when buyers see the property on Rightmove, they’re not looking at empty rooms – they’re seeing a family home they could actually live in!
– They can see where the sofa goes.
– They can see how the dining space works.
– They can see that the bedrooms comfortably fit beds and furniture.
– They can picture having friends over.
– They can start imagining their life there.
And that’s what you’re actually paying for.
Home Staging Isn’t a Cost – It’s an Investment
This is something we say a lot because we genuinely believe it.
Spending money on Home Staging can feel pretty painful at the end of a refurb.
You’ve already spent a fortune getting the property ready. The last thing you probably want to do is spend another couple of thousand pounds on furniture that you’re not even keeping!
But look at it differently…
Staging isn’t a cost. It’s an investment into getting the most out of your property.
You’ve put all that money into creating the finished product.
Why would you then launch it empty and make buyers have to work out for themselves how good it could potentially be?
Show them how good it is with staging.
Make the property stand out.
Make the rooms feel bigger and more purposeful.
And most importantly, make buyers form that emotional connection & really want it.
What Happens If You Don’t Stage?
This is probably the more important question.
Rather than asking:
“Can I afford to spend £2,500 on staging?”
ask:
“Can I afford not to?”
Because if the property doesn’t perform well when it goes onto the market, what happens next?
Eventually your estate agent will suggest a price reduction. And the funny thing is that price reduction is always more than the cost of staging.
So, you could spend around £2,500 staging the property and give yourself the best possible chance of achieving the asking price.
Or you could skip the staging, launch the property empty, struggle to generate enough interest and then reduce the price.
That’s a hell of a lot more expensive than staging – plus you’ve lost the initial buzz you get with a new property and you’ve wasted precious time.
Home Staging is an investment into getting the most out of your property, get some quotes but understand that you’re not simply paying for some cushions & a sofa – you’re paying for a house that stands out & sells quickly for more.
