What Is Home Staging?


Put simply, home staging is preparing a property for sale by furnishing and styling it in a way that appeals to the people most likely to buy it.


But really home staging is selling the lifestyle!


An empty room shows a buyer four walls, a floor and a window.


A staged room shows them where they could have their morning coffee, where their kids might play & where they could host their friends.


Buyers aren’t just looking at the size of the rooms. They’re trying to work out whether this is somewhere they could actually see themselves living. Our job is to help them see it!


Why Staging Makes Such a Difference


There are a few things that happen when you stage a property properly.


It Makes Your Property Stand Out


Let’s be honest, buyers have a lot of choice.


If you’re selling a two or three-bedroom house, there are likely to be plenty of other similar properties competing for the same buyer.


Then you’ve got the new-build developments.


Your buyer could be looking at your empty house one minute and a beautifully furnished showhome the next.


Why are they going to pick yours?


That’s why your property needs to stand out.


Good furniture, styling and professional photography make a property much more memorable, both online and when buyers walk through the door.


And the first impression starts before they’ve even booked a viewing.


Your Rightmove photographs need to make someone stop scrolling and think:


“Ooh, I like this.”


It Shows Buyers How to Use the Space


This is particularly important with the types of properties we stage most often.


A two or three-bedroom family house might have a small box room, an awkward alcove, an open-plan kitchen diner or a second reception room that could be used in several different ways.


When the property is empty, those spaces can be difficult to understand.


A buyer might look at a box room and think it’s too small. Stage it as a child’s bedroom and suddenly they can see exactly how it works.


A kitchen diner might look like a large empty space, but add a dining table and furniture and you’ve created clear zones that show buyers how they can use it.


Staging gives the rooms a purpose.


And by answering those questions before they become objections, you’re making it easier for the buyer to fall in love with the property.


It Creates an Emotional Connection


This is the biggest reason we believe staging works.


People don’t buy houses based purely on logic.


They buy homes.


They imagine sitting around the dining table with their family, having friends over for dinner, relaxing on the sofa after work or watching their children grow up there.


That’s what we’re trying to create.


We want buyers to walk through the property and think:


“I could live here.”


Once they’re emotionally invested in the property, they’re much more likely to go above & beyond to get it – whether that’s a higher offer or pushing to give you a quicker sale. Plus they’re more likely to overlook anything that isn’t quite perfect because they’re already committed emotionally.


Our Bread and Butter: 2 and 3 Bed Family Houses


We can stage all sorts of properties, but our bread and butter is 2 and 3 bedroom family homes.


These are often the properties where staging makes a huge difference because there is plenty of competition. Buyers have lots of options and, while there is a big pool of potential buyers, there are also lots of houses competing for them.


That’s why we don’t believe staging should be reserved for expensive properties. You don’t need a £1 million house to benefit from staging.


In fact, we think normal houses can benefit enormously because good staging demonstrates exactly how the property can work for a normal family. A space in the kitchen diner for a table, a spare room/office space, a box room that actually is suited to a child. These things help buyers see the potential.

Staging Isn’t Just For Newly Refurbished Houses

Not every property we stage is a pristine, newly refurbished house.

We’ve worked on ex-rental properties, properties with unusual layouts and houses that need a little more love than others. And the thing 9 times out of 10, staging works its magic!

Staging works to make buyers so in love with the house that they’re willing to overlook the less-than-ideals and show off the potential the property has.

Because if a property has something that might put buyers off, you need to get creative. Otherwise, your options can become very limited and effectively boil down to reduce the price, wait and hope the right buyer comes along.

Back Lane – 3 Bedroom Newly Refurbished Property

This property had been sitting on the market empty for 3.5 months.

It was newly refurbished, but something clearly wasn’t working.

The property was then staged and relaunched.

The result?

It sold to the first person who saw it.

The seller’s reaction afterwards said it all:

“I went to the house yesterday, the difference is unbelievable. It looks so much better, fantastic job.”

This is exactly why staging an empty house can be so powerful.

The property hadn’t suddenly changed. The refurbishment hadn’t changed.

The difference was that buyers could finally see the potential.

Holme Avenue – 3 Bedroom Newly Refurbished Property

This property was launched with staging from the start.

The result was a little bit different but just as impressive.

The asking price broke the ceiling for the area, and an offer above asking was accepted within just six days of staging.

The client told us:

“Natasha & the team did an incredible job dressing our property for sale. We got an offer on the house above asking price within a week of listing.”

That’s a pretty good return on an investment in furniture and styling!

Sowood Street – 2 Bedroom Ex-Rental Property

This one was an ex-rental property with some pretty bold feature walls.

It was launched with staging and an asking-price offer was accepted within three weeks.

The seller said:

“Natasha and her team have been exceptional throughout. They staged a 2-bed house that we were selling and we had an offer soon after it was launched on Rightmove.”

Again, the staging helped the property make a much stronger first impression and helped the buyer to focus on the great bits about the house rather than see the flaws of it being not quite new.

Kent Road – 2 Bedroom Newly Refurbished Property

And finally…

This newly refurbished two-bedroom property was launched with staging and sold for £15,000 above asking price within a week.

The seller said:

“They staged our flip beautifully, and it went on to sell for over the asking price. We honestly couldn’t recommend them enough!”

Now, obviously, we can’t promise that every staged property will sell for £15,000 over asking.

There are lots of factors involved in selling a property.

But these examples demonstrate something important:
